Professional inspection: a great investment!

A home inspection or building inspection by a qualified professional is one of the best real estate investments a person can make. Everyone should benefit from obtaining factual information on the condition of a home or building. The buyer can save money and avoid unpleasant or costly surprises. A thorough home inspection and report by a specially trained and experienced professional provides the information needed to enable an informed purchase decision. Both the seller and real estate broker can reduce their liability, avoid misrepresentation and increase the likelihood of completing the sale since the buyer is comfortable that the full property condition has been disclosed. The inspection contingency
The inspection contingency is optional but highly recommended. It gives the client the opportunity to have the property professionally inspected for defects within a certain time frame, four or five days to be safe. Normally, after the inspection is completed, if there are any problems that the seller needs to address, he or she is given the option (in writing, of course) to do so. If the seller prefers not to do the  necessary repairs, the contract may have to be renegotiated. (If the seller refuses to accept a contract with an inspection contingency, take the hint. Run, don't walk, in the other direction.)
